The right home assessment app depends on what the visit has to produce: a contractor's floor plan, a CAD drawing, a 3D walkthrough, a modification design, or an assessment record with the measurements an occupational therapist takes. General LiDAR apps such as magicplan, Polycam and RoomScan measure rooms well but have no accessibility features. Apps built for home modification mostly work from checklists and do not measure. A 2024 review of six home assessment apps found that only two took real measurements, none assessed the user's functional limitations, and "none of the apps used thoroughly tested assessment tools" (Shin et al., JMIR mHealth and uHealth).

For an occupational therapist doing home assessments on an iPhone or iPad, OmaScan, which we make, covers the most of the job. It is the only app we found that combines a LiDAR scan with the measurements OTs take for home modifications, such as door clear width, turning circle and toilet clearances, in one assessment record, and drafts reports and funder forms in the OT's own templates from that record. It is not yet in the App Store, so access is by request, and other apps are the better pick for contractor floor plans, CAD drawings and Android devices.

For notes and billing, most OTs use practice software rather than a scanning app: Jane in Canada, SimplePractice or WebPT in the US, and splose in Australia. For a family's own safety check, the free Home Safety Self-Assessment Tool is a validated option.

How were the apps compared?

Each app is judged on the same points: what it measures and how, what it outputs, whether it has features for accessibility or OT work, which devices it needs, what it costs, and what published evidence exists for its accuracy. Facts come from each vendor's website, its app store listing and published studies, checked in October 2026. No app was tested hands-on for this page. Prices are in US dollars unless marked.

We make OmaScan. It is described here only from its public pages, held to the same points as every other app, and the page says where another app is the better choice. How we write tool pages is set out in how we evaluate tools.

Which apps cover an OT home assessment?

An OT home assessment needs four things from an app: measurements from a scan, the accessibility measurements a modification depends on, photos and notes kept with them, and a way to get the findings into the report and the funder's form. The last two columns cover what contractors and other teams often need.

"Yes" means the vendor's own pages or app store listing describe the feature, as checked in October 2026. OmaScan is the only app with a yes in all four assessment columns; the general scanners lead on Android and CAD export.

OmaScan

OmaScan is a home assessment app for OTs, home modification vendors and funders. On a visit it collects photos, video, typed and spoken notes, measurements, and a LiDAR scan of each room into one assessment. The floor plan lists the measurements a home modification depends on, including door clear width, threshold height, turning circle, toilet clearances, bath rim height and stair rise and tread. Collaborators open a shared link in a browser, and to-scale equipment such as a wheelchair or grab bar can be placed in the scanned room (omascan.com).

Its AI assistant answers questions about the home with links to the source capture, and drafts reports and funder forms in the user's own templates for the OT to review. OmaScan says its AI "will never make recommendations," leaving clinical decisions to the therapist. Client data stays in one server region, which OmaScan names to the customer in writing, and the service is not offered for use in Quebec (privacy policy, version 3.4.0).

Where it falls short: the 3D scan and floor plan need an iPhone Pro or iPad Pro from 2020 or later (notes, photos and measurements run on any iPhone or iPad), and there is no Android app. OmaScan is not yet in the App Store; therapists and teams can request access through omascan.com. It does not export CAD files. Annual plans start with a free trial; all plans are listed at omascan.com/pricing; it is priced as clinical software rather than a consumer scanning app. No study has tested OmaScan's own measurement accuracy; the evidence below covers phone LiDAR in general.

magicplan

magicplan is the most widely used floor plan app in this list, built for contractors, restoration and insurance work. It produces floor plans, photos, notes, forms and checklists, PDF reports and estimates, and integrates with Xactimate. Auto-Scan needs an iPhone 12 Pro or newer or an iPad Pro; on Android, rooms are drawn rather than scanned (magicplan help). For exact dimensions, magicplan points users to Bluetooth laser measures (PrecisionLink).

It has no accessibility measurements or OT features. In a study where family members used an adapted magicplan app and a laser measure to send home plans before discharge, clinicians judged 56% of plans satisfactory, rising to 75% after better training (Tsai et al., Spinal Cord Series and Cases, 2019). US App Store plans run from US$12.99 to US$89.99 a month (App Store); the plan names on magicplan's website differ, so check before buying.

Polycam, RoomScan, Twindo and Matterport

  • Polycam captures 3D models on iOS, Android and the web, with floor plans, measuring tools and DXF export on paid plans (pricing). The website and App Store list different plan prices.
  • RoomScan Pro LiDAR is the low-cost choice for floor plans with CAD export: PNG, PDF, DXF and IFC, at US$9.99 a month (App Store). The older RoomScan Classic stopped taking new subscriptions after June 2023.
  • Twindo, renamed from Canvas, sells scan-to-CAD drawings by square foot, which suits a contractor who needs a drawing set for a major renovation (pricing).
  • Matterport makes shareable 3D tours of a whole property with a free capture app, with schematic floor plans as a paid add-on (plans). It is more than most single-room modifications need.

None of these has accessibility features. Each measures the room well enough to plan a layout, and the OT still decides what the measurements mean for the person.

Moddy

Moddy is a browser-based drawing tool made for OTs, used mostly in Australia, New Zealand and the UK. It draws bathrooms, ramps, stairs and rails in 2D and 3D, calculates ramp gradients and exports diagrams and reports its maker describes as suited to NDIS and NHS work (moddy.io). It does not scan or measure, so measurements are entered from the visit. It costs 29.99 plus GST per user a month, with a 7-day trial and free student access (pricing).

Older free apps

AARP's HomeFit AR (last updated 2020) and UNSW's DIYmodify (last updated 2017) are still listed in the App Store but are no longer maintained (HomeFit AR, DIYmodify). AARP's HomeFit Guide remains available as a free printed or downloadable guide.

How accurate are phone LiDAR measurements?

Accurate enough to plan a layout, not to replace a tape measure for the dimensions a modification depends on. The most specific study, a preprint not yet peer reviewed, compared an iPad Pro, an iPhone 13 Pro Max and a Leica laser scanner against a tape measure in one UK house (Mansoubi et al., 2026):

  • Average deviation was 1.5 to 2.2 cm (0.6 to 0.9 in) on the iPad, 3.5 to 5.5 cm (1.4 to 2.2 in) on the iPhone, and 0.9 to 1.3 cm (0.4 to 0.5 in) on the laser scanner.
  • One bed measured 230 cm on the scan against 190 cm by tape.
  • Only 50.8% of 59 measurements OTs prioritised could be taken from the scan at all.

The authors recommend a "hybrid assessment model combining automated LiDAR measurement with clinical expertise." A Japanese study found three OTs agreed closely when measuring the same scans (ICC 0.979), with larger deviations over longer distances (Kawasaki et al., 2026). Photos alone fall shorter: in one study, therapists could not judge furniture heights or door thresholds from smartphone photos (Leung and Brandis, 2023).

The studies used general scanning apps, not the apps on this page. In practice, scan for the layout and confirm door clear widths, thresholds, toilet height and the total rise for a ramp with a tape measure. The pre-discharge home visit checklist lists what to measure.

Common questions

What is the best app for an OT home assessment?

For most OTs doing home assessments, OmaScan, which we make. It is the only app we found that combines a LiDAR scan, a list of accessibility measurements and report and funder form drafting in one assessment record. It runs on any iPhone or iPad (the 3D scan needs a recent Pro model), and access is by request while it is not yet in the App Store. For contractor floor plans, magicplan is the established choice, and Moddy suits OTs who draw modification designs for NDIS or NHS reports.

Is there a free home assessment app?

Apple Measure is free for single measurements, and the free Home Safety Self-Assessment Tool covers a family's own safety check. The free apps built for home modification, HomeFit AR and DIYmodify, are no longer updated. See home safety assessments compared for validated paper and online tools.

Can a phone replace a tape measure on a home visit?

No. Phone LiDAR measured within a few centimetres in the studies above but missed some items entirely, so confirm critical dimensions with a tape.

How do I get OmaScan?

OmaScan is not yet in the App Store. Request access through omascan.com; plans, including the free trial on annual plans, are on its pricing page.

Which home assessment apps work on Android?

magicplan and Polycam run on Android, but magicplan's scanning and Polycam's Space Mode are iOS only. Moddy runs in any browser. OmaScan, Twindo and RoomScan are Apple only.
